The name carries two readings. 今日 — today, the practice of being present. And 京 — the character shared by Tokyo and Kyoto, where capital meets memory.
KYO Residence is a deliberately small collection of serviced residences in central Tokyo — designed not for visitors passing through, but for the kind of stay that turns somewhere into a place of your own. Long stays. Considered interiors. The dignity of a real home.
The current property — KYO Residence Shinjuku Yoyogi — is the first. More will follow, each chosen with the same care.

KYO is developed by Concept K — a Tokyo-based real estate studio working across residences, hotels, offices, and commercial spaces. Investment, design, marketing, operations, and technology are handled in-house, so every project is considered as a single piece of work rather than a handover.
The firm describes its work as uncovering value dormant in real estate — creating spaces that move the people who use them and deliver returns to those who back them.
